Questions About the Building
- Minimum Age?
- These are independent living suites for seniors where the primary applicant is at least 60 years of age.
- Size of apartments:
- A 1-bedroom suite is 650 square feet
- A 2-bedroom suite is 770 square feet
- How many suites? 38 in total
- 7 1-bedroom suites; 2 of these are barrier-free meaning lower counters etc.
- 31 2-bedroom suites, 10 of these are barrier-free meaning lower counters etc.
- Storage facilities for personal belongings apart from in-suite storage?
- No
- Are there barrier-free suites?
- Yes, 12 suites.
- Heating system?
- Forced air natural gas heating and air conditioning – suites controlled individually.
- Maintenance person?
- Yes, part-time
- Garbage services?
- Yes including recycling
- Can I paint my suite?
- No – standard paint colours throughout building.
- What are the window dimensions in suite?
- 48″ x 54″
- Can I hang pictures in my suite?
- Yes, but only Monkey Hooks or 3M Picture Hanging Strips are to be used.
- Are there assigned parking spots?
- Parking is not assigned but this is subject to change in the future. Parking is included in the rent. Ample visitor parking is also available.
- Do I get a discount on my rent if I don’t have a car?
- No, your spot is available for your visitors.
- Can there be more than two people living in the suites?
- In a 2-bedroom suite there could be one extra person provided that person meets the age requirement or is considered to be special priority as per the Age Restriction Policy.
- Occupancy date?
- Tentatively late October/early November 2021
Questions About Amenities
- What is provided in the suites?
- Appliances – fridge and stove.
- What does the tenant provide?
- The tenant provides furniture, microwave, curtains etc.
- Are there areas to gather with friends or family?
- There is a large community room with kitchen facilities. This can be booked by tenants for family events etc.
- There is a fireplace lounge adjacent to the main entrance.
- Where can out of town guests stay?
- There is a Guest Suite that can be rented for overnight visitors. You are responsible for providing linens and towels for your guests who utilize the guest suite.
- Laundry facilities?
- There is a central laundry room with five ‘card operated’ washer and dryer sets.
- Are pets allowed?
- Yes, one small dog or one cat as per the Pet Policy that must be vet certified annually. Pets are not permitted in the public areas of the building.
- Can I smoke in my suite?
- No, smoking or vaping is not permitted anywhere in the building or public areas outside as Aspen Court is a smoke-free facility. Smoking is permitted on the outdoor patio of your suite or in the designated smoking area on the west side of the property.
- What about phone, tv or internet?
- We are arranging with Shaw to provide phone, tv and internet services at Aspen Court.
- Are personal support services available?
- Tenants living in Aspen Court Senior Living will have the ability to purchase support services, should the demand for service in the building warrant staffing. The following is a list of services that may be available:
- Housekeeping.
- Laundry services.
- Assistance with transportation.
- Supervision of medication prescribed by a medical doctor.
- Assistance with meal preparation.
- Dressing assistance.
- Assistance with personal hygiene.
- Tenants living in Aspen Court Senior Living will have the ability to purchase support services, should the demand for service in the building warrant staffing. The following is a list of services that may be available:
- There is a practitioner room which a doctor, nurse practitioner, foot care or hair dresser can arrange to use.
- Each suite will have a secure mailbox so your mail can be picked up with Aspen Court’s mail and brought on site.
Financial Questions
- Do I have to pay a deposit in advance?
- Yes, $250 must accompany your application (to be applied towards your last month’s rent).
- Do I have to sign a lease?
- No. A Tenancy Agreement must be signed as suites are rented on a monthly basis.
- Will there be Rent-Geared-to-Income suites?
- No. Rent-Geared-to-Income means that rents vary by individual based on the household income. The Affordable suites use a rate set by CMHC – these rents do not vary based on income.
- Payment format?
- Post-dated cheques, no cash. Pre-Authorized Debit may be available. Rent is due on or before 1st day of every month.
- Is there a Wait List?
- Yes, there will be separate Wait Lists for Market suites and Affordable suites (subdivided into 1-bedroom and 2-bedroom suites).
- Is there an income limit for the affordable housing suites?
- Yes, an annual income review is required. The annual income limit is $37,000 for a single or $43,500 for a couple. The asset limit for affordable suites is $150,000.
- What is the application process?
- Complete an application form for either a Market or an Affordable suite based on income and include a $250 deposit (to be applied towards your last month’s rent).
- If a suite is not available, the Manager will place the applicant on the appropriate waitlist as of the date the application was received.
- If a suite is available, Manager completes a credit check and if applicant clears the credit check the Manager will offer a suite, at which time the applicant will have two business days to accept or decline.
- A tenancy Agreement is signed and first and last month’s rent is paid (less the $250 deposit) prior to moving in.
- At this time, the Applicant can decline once without being moved to the bottom of the waitlist.
- What about insurance?
- Our insurer requires that anyone renting from us must carry their own tenant’s insurance and provide a copy of their Certificate of Insurance.
- Can the deposit be e-transferred?
- Yes, funds can be e-transferred to finance@aspencourt.ca
